Otto Behrle is a Portfolio Manager responsible for managing ~3,000 multi-family units and overseeing investor K-1s and property level quarterly distributions. Otto oversees active investments and tracks and evaluates asset performance by setting and monitoring benchmarks for revenue and expense management. He creates and reviews operating models and develops management and leasing strategies as well as income/expense budgets. Additionally, he oversees 3rd party management and coordinates minor capital projects in collaboration Preserve’s construction team. Prior to joining PRESERVE, he spent 3 years in public accounting at PwC as a Senior Tax Associate in the Financial Services Asset Management group. Otto graduated with a B.S. in Accounting from the University of Southern California and a MAcc with a Tax emphasis from Southern Methodist University. He holds an active CPA license in California and earned his Series 7 license.
James Choi is responsible for all accounting operations at Preserve and joined us as Controller after years of progressive experience in financial reporting, auditing, filing, budgeting/forecasting and ERP system implementation. A. highly detail-oriented pro, James is a passionate advocate for improving our business. He understands data structures and how to transform their complexity into meaningful information for strategic growth.
Conor Flaherty leads the Company’s operations including implementation of property business plans, leasing, and financial performance evaluation. Prior, Conor was a Vice President for Silver Bay Realty Trust (formerly SBY) in Northern California. His responsibilities included day to day operations, acquisitions, office management, renovations, leasing, and property management. Conor also served as a Manager for Seaview Ventures, LLC, a private real estate company active in the multifamily and distressed real estate investment market whose primary focus is buying and renovating apartment and condominium properties in Northern California. His duties included managing the acquisition, renovation and management of its Northern California portfolio. He is a graduate of the University of Southern California with a Bachelor of Arts in Political Science.
Johanna Hanson is an Accounting Associate with Preserve Partners, working on financials, assisting with audits, and balancing accounts for both the multifamily and outdoor hospitality business. She works with other members of the accounting team to manage the internal financials, acting as the operational accountant. She oversees the accounting software, files state taxes, and ensures that bills are paid timely. She connects with third-party vendors to verify payment information before processing payments and collects lien waivers for the construction side of Preserve.
Johanna previously held a position at Auto Insurance Center as an Accounting Associate handling the bank reconciliations of three different auto insurance companies.

Paula Hartig is General Counsel and is responsible for all legal matters related to PRESERVE’s acquisitions, dispositions and financings. Paula also provides general legal and business support across the company, which includes working closely with members of the operations, Sequoia and ROAM teams, as well as outside counsel. In addition to her legal duties, Paula serves as head of HR for the company, and is responsible for overseeing hiring and benefits, setting employee guidelines, managing regulatory requirements, and providing guidance on employee concerns. Prior to joining PRESERVE, Paula was in-house counsel at SunPower Corporation. Paula received her J.D. from Duke University School of Law and holds a M.A. in Environmental Studies from Duke’s Nicholas School of the Environment. She graduated with honors from Emory University with a B.A. in Business Administration. Paula is a member of both the California (inactive) and Texas bar.

Christian Jones is a Senior Analyst on the Investment Team working on sourcing and underwriting new opportunities, conducting market research, and supporting financing and syndication efforts. Prior to joining Preserve, Christian interned at Goldman Sachs in its Credit Research Group where he maintained a portfolio of Technology, Media, and Telecom companies. Prior to Goldman Sachs, Christian interned at Podium, a Utah based tech unicorn, where he aided in raising a $60 million Series B funding round.
Robin Lead joined Preserve Partners in October 2022 as the Purchasing Manager after 12 years in hospitality procurement. Working under Design and Construction, she managed the procurement of FF&E for multi-million-dollar renovations and new build hotels. Previously, she was the Director of Purchasing for St. John Fisher College where she also furthered her education.

Jacob Lebowitz is President of Sequoia. From concept to close-out, Jacob has led over 50 distinct projects covering a wide spectrum of experience in hospitality products, brands, and project types. Prior, Jacob was VP of Design and Construction for Under Canvas (UC), the nation’s leading luxury outdoor lodging company. Jacob led the evolution and growth of the UC brand in the areas of experiential design, regional design adaptation, and refinement of hospitality programming. Jacob’s award winning projects have been named in Conde Nast’s “Best Resorts in the US” and Sunset Magazine’s “Ultimate Outdoor Retreats” and have been featured by AFAR, Boston Globe, Forbes, Travel & Leisure, MSN, Outside Magazine, and the Wall Street Journal. Prior to Under Canvas, Jacob was Director of Design and Construction for the Delmonte Hotel Group (DHG), a leading hotel development and management company.
Erney Markisich is a Vice President of Sequoia who oversees repairs, maintenance, and capital improvements across all markets and asset classes. He is the qualifier for the internal general contractor license. Erney is primarily responsible for growing the capabilities of Sequoia to improve deal-level performance through in-house vertical integration of construction operations. He manages various teams of contractors and maintenance technicians to ensure properties receive necessary preventative maintenance and improvements leading to cost savings throughout the portfolio. Along with managing these teams, Erney has extensive experience and is licensed in electrical, HVAC, and plumbing systems. Erney has designed and built various high-efficient steam and hydronic systems to heat and cool apartment buildings. He is a certified air balancer who holds current RMGA and EPG certifications.
James McCullouch is a Maintenance Director for the Columbus, OH multifamily market. He oversees on-site maintenance teams with third party property management, capital improvement projects, implementation of operational contracts including landscaping and preventative maintenance, vendor management and regulatory compliance. James is responsible for expense management on the maintenance side including costs for unit turns, deferred maintenance repairs, service contracts and other special projects. A Columbus native, James has built relationships with dozens of vendors for the PRESERVE portfolio. He also coordinates third party inspections for all acquisitions in the market along with annual lender inspections. James began his career with a focus on contract landscaping and grew to become the Estate Manager for a high net worth family in Columbus focusing on all aspects of asset management.
Shan Rodgers is an Analyst in asset management with a focus on renovations and capital expenditures. He is responsible for capital improvement budgets, tracking and reporting. Additionally, he provides monthly recommendations to the internal team regarding cost savings, cash management, and return on cost objectives. Shan is responsible for lender communication regarding loan draws to finance construction projects. His involvement with capital improvements positions him to assist in both internal and external reporting. Shan also manages vendor and supplier relationships to build PRESERVE’s vertical integration in target markets. He builds all vendor contracts and works with the accounting team to review, approve, and process invoices. Shan studied economics at Brigham Young University, where he also received minors in mathematics and business management. He earned his Master’s in Finance from the University of Utah.

Raymond “Max” Rosendin leads the Company’s investment activity including acquisitions, financing and dispositions and spearheads the firm’s fundraising and investor relations. He has been responsible for sourcing and closing ~4,000 units totaling ~$500 million in total capitalization and 1,000 RV and cabin sites totaling ~$75MM in total capitalization. Prior, Max was at The Related Companies’ New York office in its Development Group where he underwrote and structured acquisitions for luxury residential and multifamily development properties in Manhattan. In San Francisco Max served as an Associate for Slatt Capital. Max graduated from the University of Southern California with a B.S. in Business Administration with an emphasis in Real Estate Development as well as a B.A. in Economics. He received his M.B.A. from Columbia Business School with an emphasis in Finance and Real Estate; he was selected as a Columbia Fellow and received a merit fellowship award.
Abigail Stanworth is a Human Resource Generalist with the Company, focusing on policy establishment and enforcement, payroll, upholding employee rights, recruiting and all other HR functions for both the corporate staff and Outdoor Hospitality business. Abigail’s responsibilities include creation of the employee handbook, implementing training programs, a build out of the HRIS systems, reducing staffing costs, and working with the Operations team to develop standard operating procedures, ensuring compliance and aiding with benefits management and employment taxes. Prior to Preserve Partners, worked as a Human Resources Generalist with Bass Pro Shops.
Chris Turner is an Associate on the Investment Team at PRESERVE where he joined in 2018 as an Analyst. He is responsible for underwriting, sourcing, and due diligence across both the multi-family and outdoor hospitality investment strategies and reports directly to the Head of Investments. Chris prepares investment committee memos for the Partners and assists in the development of each asset’s strategic asset plans for the operations and corporate team. Prior to joining PRESERVE, Chris spent 2 years as an Investment Analyst at Colliers in its capital markets group where he focused on underwriting multi-family and in-fill development projects. Prior to Colliers, Chris was an intern at Newmark (previously NGKF). Chris holds a B.S. in City & Metropolitan Planning and Business Administration Minor from the University of Utah and is an associate member of the Urban Land Institute.
Barry Vance’s career started as an aircraft maintainer in the United States Air Force (Air National Guard.) He served for 34 years and was responsible for a KC-135 Strato Tanker. He achieved the rank of Chief Master Sergeant and was the Group Chief for the 151st Maintenance Group and Command Chief Master Sergeant for the 151st Air Refueling Wing. Barry traded in aircrafts for buildings when he joined Western States Lodging Management as a Maintenance Director and now as our Maintenance Technician oversees a team that provides preventative maintenance for Preserve Partners’ owned properties.

Kelly Osborne is an Accounting Associate with Preserve working on financials, creating lien waivers and payments to vendors, assisting with tax preparation, and balancing accounts for both the multifamily and outdoor hospitality business. Prior, Kelly held a position at Granger Medical Clinic as an Accounting Specialist where she did daily bank reconciliation, assisted calculating doctors’ quarterly compensation, transitioned inventory software, and implemented new procedures to improve cash handling.
Gaven Petersen is a Hospitality Regional Manager for our outdoor hospitality business and is responsible for oversight and management of onsite and regional staff. He develops and implements operational standards, procedures, and training programs. Gaven started with ROAM in July of 2021. Prior, he worked as a Senior Community Manager for Thrive Communities, a boutique property management firm, where he focused on training, operations, and new business development. Gaven has experience across multiple asset classes, including hospitality, multifamily, co-working, and commercial real-estate in the Mountain West and Pacific Northwest.
